Cost per Square Foot Where Commercial Steel Wins

The reason steel is used for light commercial construction is not reflected in brochures, it’s on a spreadsheet. The difference between the per-square-foot cost of pre-engineered steel vs masonry, tilt-up or conventional framing becomes even more pronounced as the building size increases. Fabricated parts are delivered cut and punched, making the most volatile line in any construction budget field labor the least. The operating side matters as much. Non-combustible construction frequently earns better commercial insurance treatment. Maintenance is close to nothing: no repainting cycle, no rot repair, no structural pest exposure. The building also has a depreciation schedule your accountant will know and it will continue to serve for 50 years. That’s a pretty difficult capital vs. square feet tradeoff to beat.

Building for How the Operation Actually Runs

Not all of the costliest commercial building errors are structural. They’re in use and they come to the surface in month three. The locations of doors influence traffic flow. One door on the wrong wall makes all forklift vehicles switch their direction. Clear height dictates racking tiers (3 vs 4 is thousands of pallet places in the same foot print). Column-free width is a factor in the ability to turn a truck inside the building or to back in from outside. Before Dimensions, We ask about Throughput: What comes in, how does it move, what leaves and how often? Explain what a typical Tuesday is like and the building designs itself. Skip that conversation and you get a structure that technically meets the specification while quietly costing labor hours every shift.

Commercial Code, Loads and Engineered Documentation

Commercial permitting is not residential permitting, it is a paper process. Stamped engineering, wind load/snow load calculations (by county), occupancy classification (which determines fire rating and egress requirements), accessibility compliance for any space open to the public, and plan review (which could include multiple departments) are all expected. The type of fire suppression needed will vary with the size and type of occupancy. We provide engineered drawings and provide load calculations for submission, we build to the drawings which have been reviewed. Our advice would be to get us involved early – before the site plan is finalized as the buildable footprint continually changes as a result of setbacks, drainage requirements and fire access lanes. Discovering takes weeks after the design.

Site Work, Drainage and Slab Specification

The commercial slabs have loads on them that residential pours don’t have and the specification is based on use, not area. Racking puts the weight in post bases. Joints are loaded dynamically and wear due to forklift traffic. Thickened edges and approach aprons are needed on loading docks. When narrow-aisle equipment is used, floor flatness tolerances become rather critical. Vapor barrier and joint layout affect whether the floor stays serviceable or starts spalling in year four. Drainage is the item most often underestimated. A big roof sheds a lot of water and Arkansas storms provide the water in a hurry; that water needs to be directed away from the foundation. This is our first trade. Thirty years of Arkansas concrete means that we specify these at design, not after the fact.

Schedule Reliability and Single-Source Accountability

In a commercial project, many times the calendar is more valuable than the difference between the bidders. A date may be necessary for a lease commitment, equipment ordered, or customer contract. At the light commercial building construction level, most of the delays occur at the handoffs between concrete and steel, steel and concrete, and between two companies that are not in any contractual relationship with one another. We helt that seam completely out. The foundation and the structure are one and the same company, so the sequencing is in-house and cure time is pre-planned and not revealed. If your timeline is indeed set, inform us during the estimate stage. We will either do it or tell you straight out that we can’t.

Designing for Expansion Before You Need It

As businesses grow, they outgrow buildings and the design cost of accommodating that situation is a drop in the bucket compared to the cost of not. When a frame is marked expandable, end-wall expansion is the easiest way to remove the end wall and add on to the length of the building later, adding as if it were the original frame. Lean-tos attached to the building provide covered storage and/or service drive at low cost. If the frame was designed to carry a mezzanine, then it can be used to free up vertical space for office or storage. All of these are inexpensive to accommodate now. Working With Contractors, Developers and Ag Operations

As a specialty subcontractor, we work with general contractors on the shell, and directly with the owners and developers on design build. When it comes to GCs: we have dimensions, we show up on an agreed date and our drawings are the same as what shows up on the truck. Embeds, sleeves and penetrations are coordinated prior to pour and not with a hammer drill afterwards. If you are a developer: we can offer different building layouts and costs per square foot on a parcel so that you can develop a program before you decide on one building configuration. For agriculture operations: we know that the building has harvest or planting windows, and book through them, rather than across them.
